Additional Inspection Services
WDO/Termite Inspections
We provide professional termite inspection services throughout the State of Florida. Termites are one of the most destructive pests in the area, and are pervasive in the homes here. Have us perform a termite inspection as a stand-alone service, or add on to any home inspection.
Phase 1 inspections
Having a new home built? Then be sure it gets built properly from the ground up with a phase 1 construction inspection. This type of inspection is intended to make sure that your home’s foundation doesn’t have defects before it gets covered over by the rest of the building and is not able to be fully seen later on in the process.
Annual Home Inspection
We check your exterior, appliances, heating and cooling, plumbing, security, and electrical systems. This will help to prevent breakdowns, save money, and keep your home at its best.
Condo inspections are usually less in-depth than standard home inspections. These inspections are interior-only and include the electrical system, heating and air conditioning, plumbing, window and door operation, and the functional condition of the home’s finishes.
We look at condos, townhomes, villas, and more! Give us a call today for home inspections in the Brandon, Florida area.
Seller Inspections
Sell your home faster and for more money. We inspect the structural components, such as the foundation and framing, grading, slope, and drainage of land. We also look at roofing gutters and leaders, chimneys, garage exterior walls and siding components, porches, patios, decks, sidewalks, driveways, retaining walls and fences, attics, crawlspace structures and conditions, crawlspace moisture and drainage systems, electrical systems and service size determination, plumbing systems including supply, waste, and drain lines. Additionally, we look at interior floors, walls, ceilings, stairways, fireplaces, kitchens and appliances, bathrooms and fixtures, doors and windows, heating and air conditioning, hot water systems, ventilation, and insulation.
Home Energy Audit
These inspections pinpoint the sources of high-energy consumption and comfort issues, air leaks, insufficient insulation, moisture issues, defective ducts, gas leaks, ventilation, inefficient lighting, and appliances.
Roof
Here, we check roof coverings, eves, and soffits. In the attic, we check the decking, structure, leaks, and roof attachment.
Mobile Home
A manufactured home inspection is a complete inspection of the home, from the roof to the ground. The crawlspace is checked for proper support. Attached structures are also checked. There are specific areas that are thoroughly inspected, such as roofs, plumbing, electricity, heating and cooling, and flooring. We also perform mobile home certifications.
Four Point
A “four-point inspection” focuses on the four main areas of interest in a home: HVAC (Heating, Ventilation, and Air Conditioning), electrical wiring and panels, plumbing connections and fixtures, and roofs.
Wind Mitigation
We look at features that are able to reduce losses during hurricanes. These include hipped roofs, concrete block construction, gable-end bracing, shutters, and opening protections. Additionally, we take a look at roof-to-wall attachments, such as toe nails, clips or hurricane straps, and the presence of a secondary water resistance barrier.
Listing Photos
We take great pictures for our inspections – and now we offer listing photo services as well.
Make sure your listing looks the way it should for potential buyers. Our photos are high resolution and built to showcase the best parts of any home that you are listing.
New Construction
Even new homes need inspections. Don’t take your builder’s word for it – or even the town code enforcer. Make sure your new home is in good condition before you sign the dotted line with a new construction inspection.
Air Quality Testing
We provide thorough, professional, and comprehensive testing for many indoor air quality issues. We protect families and building occupants from unnecessary contaminants in the air they breathe– and we are very proud of what we do.
Well Water Testing
We provide professional well water testing for VA/FHA loans and for private buyers.
Septic Tanks
We perform septic tank inspections for your new home purchase or for sellers before they list.
Lead & Asbestos Testing
Keep your home and family safe with our lead paint and asbestos testing services.
MFD Foundation Certs
Permanent Foundation Certifications of MFD (Manufactured) Homes. Certifications of additions to MFD (Manufactured) Homes.
