It is a life long dream of many to build their own home. Is it something that you are thinking about? Perhaps you have been thinking about purchasing a lot from a developer? Making sure you find the right lot with a good developer is a vital first step to reaching your dream. How can you ensure that you have a lot that will be all you want?

This is when it is a good idea to ask for a property report from the developer. Here is a list of a few of the things the report should contain:

Any pre-existing mortgages or liens that the property may have.

Possible issues you might have with the soil, and any problems you need to be aware of any that might present a problem with the construction of your home.

When you will be able to obtain the title for your property and the type of title it will be.

How far away the nearest communities and recreational facilities will be.

What you can expect to be paying in the way of utility charges, both when the home is built and charges that already exist on the property.

The availability of sewer and water services. Will it be mains or a well.

Remember the importance of making sure you read everything thoroughly before deciding to sign any contract. It should be stressed also that this is a report prepared by the developers themselves. If you make the decision to sign a contract after you have obtained a property report, you will have up to seven days to cancel the contract if it is necessary.

The best way to be successful is to do your research and prepare well. Read all of the paper work thoroughly. Please feel free to contact us with any questions.
